Home Buyers Surveys
As a member of RPSA (Residential Professional Surveyors Association ), I offer 2 types of home surveys:
1 HOME BUYERS CONDITION REPORT
2 HOME BUYERS BUILDING SURVEY REPORT
Reports contain detailed information about the property including an assessment of Energy Performance and they raise any Conveyancing matters, Health and Safety issues, Environmental considerations and relevant background information if any.
The type of construction and defects to building elements and roof spaces are identified within the reports as well as the provision and safety of services. Outbuildings, garages and grounds are assessed as part of the reports.
The HOME BUYERS CONDITION REPORT is more basic and suitable for newer of well maintained homes and it only provides general advice on repairs needed.
The HOME BUYERS BUILDING SURVEY REPORT is more comprehensive and explanatory and suitable for unusual, older, historic, extended or poorly maintained/repaired homes. Within this form of report notes on compliance with statutory regulations and poor building practise are raised as well as a more detailed explanation of defects and risks and advice/options on repairs.
Both reports may recommend further investigation of defects found such as extensive dampness, structural cracking, high health and safety risks etc by specialist contractors/trades.
The reports contain 50-100 photographs showing context , elevations and information on defects.
The reports do not contain any valuations or market information and reports are normally produced 3-5 days after home inspection.
A Skyline template is used for report preparation which orders reports into understandable sections using a “traffic light” system for condition rating of building elements.

This is suitable for newer or well maintained properties.
A Home Condition Report contains detailed information about the property including an assessment of its Energy Performance and it raises any Conveyancing matters, Health and Safety issues, Environmental considerations and relevant background information if any.
